The Master Plan

Many ingredients need to come together to create a thriving community.  While there is no simple recipe for creating a community, there are best practices that should be followed.  As we developed the Master Plan for Koa Ridge, we used our 40 years of community building experience and augmented it with the most current best practices on Smart Growth, Sustainability, and Urban Design.  The Master Plan provides a roadmap to create a vibrant, mixed-use community that incorporates Koa Ridge’s core values and guiding principles, which we developed jointly with the community.

Project Timeline

Working with our community visioning partners and renowned planning and cultural consultants, we have made significant strides toward a well-conceived Master Land Use Plan.
Current Progress:
  • An Environmental Impact Statement for Koa Ridge and Waiawa was accepted by the State Land Use Commission (LUC) in June, 2009.
  • The LUC granted Urban District reclassification of Koa Ridge in October, 2010.
  • The LUC approved the reclassification of Koa Ridge in June, 2012
  • Commenced Zone Change process with the City & County of Honolulu in August, 2013. 
Next Step:
Groundbreaking for Koa Ridge Makai is planned for 2016 and the first homes are anticipated to be ready for occupancy in 2017.
